Australia’s Housing Affordability Hits Record Low in FY26

Australia’s housing affordability fell to its lowest level since records began in FY95, according to realestate.com.au’s 2026 report. A median-income household earning just over A$125,000 could afford 12% of homes sold in FY26, down from 43% in FY21, while a household earning A$76,000 could afford 2%. Affordability declined in every state; South Australia ranked least affordable at 7%, while Victoria led at 16%. The report said median prices rose just over 5%, new mortgage rates increased from 5.8% to 6.3%, and mortgage repayments reached 35.5% of average household income.
